Homeswap – Thurston House Beckenham (S.E.London)

I’ve made this because homeswapper has limits to pictures & how much text you can type. Videos of course are not possible on HomeSwapper.

Location

  • 10 meters from one of largest parks, the view should come with a £multi-million property.
  • Great place to live to access the London job market and all those opportunities.
  • No road noise as a result – extremely fortunate. It’s probably within the top 3% of homes anywhere in London for lack of road-noise & feels like you could be in Totnes (the quiet parts) until you head off towards the train station.
  • Riverside are trying to vacate this estate & give swappers a priority direct swap to any of their other estates https://www.riverside.org.uk/find-a-home/rent-a-home/apply-social-housing/
  • If you stay, you get a brand new larger flat with 0 stairs, a balcony & £8100 government grant with all moving expenses & compensation (regeneration laws)

Regeneration pros & cons

  • Riverside (one of the hugest Housing Associations) are keen to remove tenants fom this estate, they have 29 areas around London. They would give me your home as a swap, and be happier to put you into one of their other properties than to replace me here.
  • The estate is being regenerated, the housing association has made various commitments & promises. I have seen many promises kept & many promises broken, so there are questions to ask as always, and answers needed ( and then please backed up on headed paper)
  • One option is if you stayed in my flat, you should be moved into a brand new & 25% bigger property with balconies in around 2-6 years.
  • Or at any time, Riverside can move you directly into any of their void properties around the country – they’re quite keen as they can sell any calverley flat for full market value, which means they will be helpful. Let them know & they’ll put you as a high “moving on” priority to one or more of those 29 areas you tell them you prefer.
  • What we need to be sure of together is what your rights are. If you move here & are moved into the new flat, do you get the same rights to re-iimbursed for the carpets & other things, do you get a 2nd home loss payment of £8100 when you move? Flat

  • One of the most sought after areas, Beckenham has a quite different character from Croydon, Penge, Crystal Palace and Orpington.
  • I have a garage, and there’s plenty of off-street parking presently. 
  • SORRY FOR THE MESS/CLUTTER: I’d obviously be taking all the man-cave objects with me – I have a hobby-come-business start-up so my lounge and kitchen is my office,workshop, laboratory and video studio.
  • I’m keen to move back to south devon, all my childhood was down there and I no longer need access to London Jobs or nightlife as I did 30 years ago.
  • new to home-swap so I just have the 1st time entry as reference, where they remove anything & everything and provide a basic shell. Home swap may not be like that, I don’t know.
  • I want my bed, microwaves & airfryers. The cooker & washing machine, even the fridge I’m happy to leave.  You need the velux blinds & it’s fair if I recarpet throughout. But there is the regenearation to consider, so I’m not sure how that works.
  • I can arrange for new carpets throughout for the right home-swap.
